Stormwater

We're waiting for MKS to read a recent response and update the status.

Dear Blacktown City Council,

I am currently planning a Knock-Down-Rebuild (KDR) project, including a secondary dwelling, on my property which has a slope towards the rear. Given that my property lacks a stormwater easement, I am seeking guidance on approved stormwater management options.

I understand that my neighbour has successfully implemented an onsite absorption pit system. Could you please confirm if this approach is acceptable for my property as well, or if there are other recommended alternatives?

I would appreciate your guidance on permissible solutions and any specific requirements or processes I should be aware of for my application.

Dear MKS,

Thank you for your email, I hope you're well.

Unfortunately an absorption trench/pit is not possible for any dual occupancy or secondary dwelling options, only for single dwellings. Council also does not allow charged lines to the street. Both of those options are not in line with Council's development control plans and under CDC, the state environmental planning policy (exempt and complying development codes) 2008 states that the drainage must comply with the local authorities guidelines.

The only option in this case would be to create an easement for the drainage of water through the land titles office and negotiate a drainage easement through downstream neighbouring properties (which will be determined by your Hydraulic Engineer). This will need to be done prior to lodging a development application as your neighbours may not allow you to put a drainage line through their properties.
