Dear Blacktown City Council,

Could you please advise whether i can build a home with zero lot without side easements in the adjacent as well as my lot.In the contract, i see only one easement in the backside of the lot for drainage/storm water purpose.Does the council approve zero loting for plots without easement in the adjacent lot's at any circumstance?

Hello Vineeth

Should your neighbouring allotment have an easement for access and maintenance, then it would enable a zero lot line to be proposed to that boundary in accordance with the requirements of the relevant Development Control Plan. If there is no easement for access and maintenance, a zero lot line is not permitted and would not be supported.

If you are considering purchasing a lot you are encouraged to seek legal advice relating to any restrictions on the title, including access and maintenance easments.

Should you require further clarification Council may be contacted on 9839 6000.
