Dear Blacktown City Council,

I am going to buy a lot in Minchinbury.

Lot 5 in unregistered Deposited Plan 1250526 which was previously known as Lot 5
in Deposited Plan 456609, Great Western Highway, Minchinbury NSW 2770

Lot size is 9.45 by 32.

I want to know if this is a zero line lot or not. Can you please confirm before I go for 10% deposit on this lot.

Development enquiry

 

I refer to your enquiry requesting information on setbacks in relation to
Lot 5 in unregistered Deposited Plan 1250526 (as determined in
DA-17-01083) currently known as Lot 5 in Deposited Plan 456609. In
response, please find below the following:

 

The subject appears to be zoned R2 Low Density Residential under Blacktown
Local Environmental Plan 2015. Blacktown Development Control Plan 2015
("DCP") applies.

 

You are referred the following sections of the DCP that apply:

 

Frontage requirements

·         The minimum frontage width frequirement is 12m. Please refer to
3.7 (Narrow frontage allotments) of the DCP for information on the
requirement to amalgamate lots less than 12m in order to achieve a
suitable frontage for residential development, and controls for
development over 2 lots on narrow frontage allotments should this be
pursued.

 

            Setbacks

·         3.2.4 Side and rear boundary wall setbacks (maximum 2 storeys)

o    The ground storey walls of any dwelling house or additional shall be
setback a minimum 900mm from any side or rear boundary of the allotment,
except where provisions of Section 3.2.3 apply

 

·         3.2.5 Side and rear boundary wall setbacks (more than 2 storeys)

o    The ground storey walls of any dwelling house or dwelling house
additional shall be setback a minimum 1.5m from any side or rear boundary
of the allotment

 

·         3.6.4 Side or boundary wall setbacks (for garages)

o    The wall of any detached garage, carport, awning or shed shall be
setback a minimum 500mm from any side or rear boundary of an allotment.

 

·         Eaves and gutters are to be located 675mm from the boundary in
accordance with the DCP.
